In short. MortDrop is a free calculator. The numbers it produces are estimates, not quotes or advice. If you ask to be connected with an expert, we share your details with lenders or agents and they pay us for the referral. Don't rely on MortDrop alone for a decision this size.
By using MortDrop you agree to these terms. If you don't agree, please don't use the service. If you're using MortDrop on behalf of a business, you confirm you're authorised to bind that business.
You must be at least 18 years old to submit the connect-with-an-expert form.
MortDrop computes estimates from the figures you enter. Those estimates are not loan offers, pre-approvals, quotes, or commitments to lend, and they don't reflect your actual credit profile, a lender's underwriting, or current market rates.
Real payments differ from our estimates for many reasons — credit score, debt-to-income ratio, property taxes and insurance in your specific jurisdiction, HOA fees, lender fees, rate locks, and escrow adjustments. Our PMI, MIP and funding-fee models are simplified approximations. Always confirm figures with a licensed mortgage professional.
MortDrop is an informational tool. Nothing on it constitutes financial, investment, legal, or tax advice, and we are not your fiduciary, broker, or advisor. We are not a bank, a lender, or a mortgage broker, and we do not originate loans.
If you submit the connect-with-an-expert form, we share the information you provide with one or more licensed mortgage lenders, brokers, or real estate professionals, and they compensate us for that referral. You consent to this at the point of submission.
A referral is not an endorsement. We don't verify, supervise, or guarantee any lender or agent we refer you to, and we're not responsible for their conduct, their rates, their advice, or any agreement you enter into with them. Any relationship you form with them is between you and them. You should evaluate them independently, including verifying their licensing.
Because we're paid for referrals, we have a commercial interest in you submitting the form. We've tried to be plain about that rather than bury it.

Most of MortDrop works without an account. If you create one, you're responsible for keeping your credentials secure and for activity under your account. You may delete your account at any time from your account settings, which removes your account record; see the Privacy Policy for how we handle any lead data you separately submitted.
We provide MortDrop on an “as is” and “as available” basis. We may change, suspend, or discontinue any part of it at any time, and we don't guarantee uninterrupted or error-free operation.
To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that calculations are accurate, complete, or suitable for your circumstances.
To the fullest extent permitted by law, MortDrop and its operators are not liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, lost savings, or financial losses arising from your use of the service or from any decision you make based on it. Our total liability for any claim will not exceed one hundred US dollars ($100).
Some jurisdictions don't allow these limitations, so they may not apply to you.
You agree to indemnify and hold harmless MortDrop and its operators from claims arising out of your misuse of the service, your violation of these terms, or your violation of any law or third-party right.
We may update these terms. Material changes will be reflected in the date at the top, and continued use after a change means you accept the revised terms.
